The Journey of 106 Stafford St NW: A Personal Tale of Vision and Transformation

Nestled at the intersection of Mozley Park and Hunter Hills, 106 Stafford St NW is more than just an address; it's a gateway to a lifestyle that effortlessly blends urban vibrancy with neighborhood charm. This location, steeped in the heart of Atlanta, offers residents the best of both worlds: the serenity of a community-centric environment and the dynamism of a city in motion. Proximity to the Atlanta Beltline adds a layer of connectivity and excitement, with direct access to the city's pulsating heart, from scenic parks to bustling cafes and cultural hubs.


As we embarked on the transformation of 106 Stafford St NW, we found ourselves not just renovating a house, but weaving a narrative of design, challenges, and innovation. When we first laid eyes on the property, it was already gutted, presenting us with a unique canvas. This state of the home allowed us to easily envision a reimagined space, one that would embody both the essence of modern living and the distinct flair of 33 Nest

Keeping the bedrooms in their original positions, we strategically enhanced the master suite by removing a large utility closet. This decision not only added significant square footage to the suite but also allowed for a more luxurious and spacious layout, perfectly aligning with our vision of creating an oasis of comfort and style.

However, the most transformative change was the relocation of the kitchen. Originally positioned at the rear of the house, we saw greater potential in the corridor connecting the front to the rear. This area, with its linear nature, was an ideal spot for a galley kitchen. To ensure a harmonious balance between the kitchen's functionality and the overall flow of the home, we expanded the width of the wall from 9 feet to 12 feet 5 inches. This alteration was not merely structural; it was a deliberate choice to centralize the kitchen, making it the heart of the home.

This galley kitchen now serves as a seamless connection between the cozy front-facing living room and the rear dining area, leading to the secondary living space. Its strategic position enhances the home's layout, facilitating a smooth transition to the large deck at the back, which has become a quintessential space for hosting and outdoor entertainment.

Throughout this project, we faced a multitude of challenges, especially with the project's delayed start due to the speed of other projects in our portfolio. As a financed project, each week of delay meant accruing more interest, adding pressure to our timeline and budget. Despite these setbacks, we managed to keep construction costs under $65 per square foot, a notable achievement in itself for a full gut remodel.

However, the extended holding period of the property before construction began and the subsequent 70% increase in interest rates since the time of purchase significantly impacted our total project costs and the After Repair Value (ARV). But, thanks to our foresight in running our numbers with contingencies, we could navigate these financial tides without compromising our commitment to quality.
