MAXIMIZING FUNCTIONALITY, MINIMZING COST: A THOUGHTFUL REDESIGN
The Madrona project involved transforming a deficient remodel design into a functional and cost-efficient home. By maintaining the original footprint and preserving key architectural features like the fireplace, we created a 3-bedroom, 3-bathroom space that fully meets the client’s needs. The redesign focused on optimizing the living areas, including an open-concept layout that enhances the connection between the kitchen, dining, and living spaces, all while keeping costs under control.

Presentation: Madrona ADU Project Summary
The Madrona home came with an existing, yet poorly executed, remodel design. Our client sought a solution that would achieve their goals without the high costs imposed by the original plans, which involved extensive structural changes. Rather than removing the existing fireplace and adding an expensive addition, we proposed a design that maintained the original footprint and retained the fireplace, saving the client significant costs and construction time.
The new layout includes three well-proportioned bedrooms and three full bathrooms, offering ample space and comfort. The living area was reimagined to provide an open-plan kitchen, dining, and living room with a direct connection to a rear deck via large windows and French doors. The kitchen features a large L-shaped layout with a central square island, perfect for entertaining or family gatherings. This redesign balanced cost-efficiency with the client’s desired programmatic elements, resulting in a solution that exceeded expectations without exceeding the budget.
